Terms & Conditions

Please read these Booking Terms and Conditions as they are important and govern what is expected of you, us and the Owner.

We are Monroe Homes, part of Monroe Holdings Ltd (Company Number 13158162) of St. Margarets, 22 Victoria Road, Penarth, Vale of Glamorgan, CF64 3HX and we act as agent for the Owner who has authorised us to deal with your Booking on their behalf.

Agency
1.1 Monroe Homes (‘MH’) arranges short term holiday rentals of the Properties (including the marketing, booking and liaising services) as agent for the Owner of the relevant Property.

Contract
2.1 The contract for renting is between the owners of the property and the guest / first named person on the booking form (known hereafter as “You”) and is subject to these Booking Conditions, any issues arising under the contract should be addressed to Monroe Homes who will respond on behalf of the owners.
2.2 The contract will be entered into when Monroe Homes issue the confirmation form after payment of the balance is made. You must check the confirmation form carefully and notify Monroe Homes immediately in case of any discrepancy or mistake.

Booking, Payment and Damage Deposit
3.1 You may make a booking by:
– Contacting Monroe Homes by telephone on 07702 835500; or
– Sending an email giving details of your requirements to Monroe Homes at enquiries@monroehomes.co.uk; or
– Booking online at www.monroehomes.co.uk
3.2 If, when making your booking, the start date of your rental period is more than 8 weeks away, a holding deposit of £500 must be paid to Monroe Homes. The full payment of the rental fee is due 8 weeks before the start of the rental period.
3.3 Should a booking be made within 8 weeks of the start of the let, the full holding deposit and rental fee must be paid together. Failure to pay the balance on or by the due date shall be construed as a cancellation by You.
3.4 A holding deposit of £500 must be paid on booking to secure the property.
3.5 The Property will be assessed after your rental period. If no loss or damage is discovered, Monroe Homes will provide you with a full refund of the Holding Deposit. Otherwise, if any loss or damage is discovered then you will be informed of the amount to be deducted.
3.6 If the reasonable cost of repairing any loss or damage to the Property or contents exceeds the holding deposit, we will invoice you and charge your credit or debit card (where provided).
3.7 You may pay by credit card, debit card or bank transfer to the account of Monroe Holdings, account number 81513974, sort code 40-36-06, reference: Booking number / Guest name.  The Owner shall not be deemed to have accepted a booking until the holding deposit has been paid and a holiday confirmation has been issued by Monroe Homes.  
3.8 All online payments are processed through Opayo, are encrypted and all card details are held safely and securely.

Cancellation
4.1 If You cancel the accepted/confirmed Booking for any reason, you must notify Monroe Homes in writing at the address stated in these Booking Conditions.
4.2 A cancellation charge is payable depending on the number of days (or part thereof) before the Rental Period start date that the notice of cancellation is received by Monroe Homes. The amount payable is set out below, where number of days refers to the number of days notice given at cancellation prior to Rental Period start date, and the Cost refers to the percentage of the Rental Fee of the Selected Property:

1–28 days 100% of the Rental Fee
29–56 days 50% of the Rental Fee
57 days or more Full deposit under Condition 3.2
4.3 The Property Owners reserve the right to cancel reservations. Monroe Homes will endeavour to offer guests alternative accommodation in this event but if this is not suitable a full refund will be issued.

Changes of Rental Period
5.1 Monroe Homes will endeavour, but is under no obligation, to consider a request from you to change the rental period after it has been confirmed and accepted. Such a request will only be accepted if:
– The property owner agrees to the change.
– The property is available for the new rental period requested.

COVID-19
6.1 For any bookings unable to redeem their reservation as a result of Government imposed travel restrictions due to the Covid-19 pandemic, that was not in place at the point of booking, can be rearranged free of charge within the same property to another date within 365 days of the original booking. This is subject to availability.
6.2 If the cost of your accommodation when you transfer is higher than your original booking, you will be required to make further payment.
6.3 Applicable to new Bookings only and this offer may be withdrawn at any time.

Rental Period
7.1 The rental period commences at 4pm on the day of arrival and terminates at 10am on the day of departure.

Use of the Property
8.1 You agree that the number of people staying in the property will not exceed the maximum number stipulated on the website.
8.2 You agree that the property will be used for personal and domestic purposes only and will not be sub-let to third parties.
8.3 You agree that the property will not be used for any activity or in such a way that causes a nuisance or annoyance to any neighbours.
8.4 You and your guests will comply with any reasonable regulations relating to the property or the site within which the property is situated, which will be communicated to you upon/prior to arrival.
8.5 Smoking of tobacco in any form or E-cigarettes is not permitted inside any Monroe Homes properties.

Liability
9.1 Monroe Homes (for itself, its employees and agents) and the owner shall not, except if caused by our negligence or breach of these Booking Conditions, be under any liability to the guests or third parties for any accident, loss, injury, expense or inconvenience, which may be suffered, incurred, arise out of, or be in any way connected with the let.
9.2 No term of the contract is enforceable under the Contracts (Rights of Third Parties) Act 1999 by a person who is not party to the contract.

Warranties
Monroe Homes has made best efforts to ensure that information contained on its website is accurate and fair. MH does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its employees or agents.

Right of Entry
Monroe Homes and the Property Owner shall have the right of entry to the property at all reasonable times, except in an emergency where immediate access may be required, for the purposes of inspection or to carry out any necessary repairs or maintenance.

Termination
12.1 Monroe Homes and the Owner reserve the right to refuse bookings from: a) group of people under the age of 21; and/or b) hen or stag parties.
12.2 You must inform Monroe Homes at the time of booking if your party falls in condition 12.1(a) and/or 12.1(b).
12.3 Monroe Homes and the Owner reserve the right to terminate this contract and request the immediate departure of all people from the property in the event of serious breach of the terms of this agreement. The breach may include but is not limited to the following events: a) serious damage to the property which may exceed the damage deposit; b) a criminal or illegal act; c) unreasonable or abusive behaviour; or d) excessive noise.
12.4 In the event that your contract is terminated in accordance with Condition 12.3, the Owner reserves the right not to refund to you any part of the rental fee in respect of the shortened rental period.
